What is Foreclosure?

Foreclosure is when the lender takes back your home because of missed mortgage payments. It’s a legal process that can lead to the home being sold at auction.

Who is the Lender?

The lender is the bank or mortgage company that gave you the loan to buy your home. You make your monthly payments to them.

What are my options if I’m in foreclosure?

Most people have at least three options:

  1. Try to keep the home by working with the lender
  2. Sell the home before it goes to auction
  3. Sign it back to the lender

A short sale is when the lender agrees to let you sell the home for less than what you owe. We handle the negotiation and paperwork for you.

Credit & Legal Impact

Will foreclosure ruin my credit?

It can hurt your credit, yes — but the impact depends on how far along you are in the process and what actions you take. Selling or negotiating may reduce the damage.

Will I owe money after a foreclosure or short sale?

Sometimes. That’s why we work hard to negotiate forgiveness of the remaining balance whenever possible — especially in short sales or deed-in-lieu agreements.

How long does foreclosure stay on my credit report?

Usually up to 7 years. But with the right help and steps, you can start rebuilding much sooner.

Can I buy another home later?
